The other important factor for standing seam roofing is the underlayment used. It is necessary to use a high quality, self-adhered, and high temperature resistant underlayment that will last against hot metal. We normally use Platinum HT-SA depending on availability. This will self-seal around any fasteners and adhere strongly to the roof deck, while the surface is a walkable synthetic material that is resistant to decay from heat.
Standing seam roofing is available in several different widths (from seam to seam), including 12″, 14″, 16″, and 18″ widths. It can be used on roof slopes down to 1/2″ drop over every 12″ run if a mechanically seamed product is used, whereas standard standing seam products like Taylor Metal Products Versa Span can be used normally down to 2″ drop over every 12″ run.
It also comes in different thicknesses and patterns. Our standard is 24 gauge steel, with striations. The striations help avoid “oil canning”, where the metal can appear wavy in the sunlight due to different expansion within the metal, and 24ga is a solid thickness that will stand up well to impacts and also help lower “oil canning”.
Lastly, standing seam metal roofs come in many different color options to fit well with the appearance of your house, including standard colors, as well as specialty matte colors, specialty metallic colors, and specialty printed colors like faux rust, patina copper, and more. Asphalt Shingle Roofing

We work with GAF and Malarkey as our primary shingle suppliers as we feel they offer the highest quality products on the market, as well as warranties showing they stand behind their products. Both companies have been around for decades and have a reputation for quality, appearance, and customer service.
There are a couple types of asphalt shingles that Yavapai Roofing typically installs. The first is the standard shingle that you see on most houses, which is the architectural shingle like the GAF Timberline HDZ or the Malarkey Vista. Both of these types of shingles are durable, long lasting, and have a high end appearance. They are also eligible for their extended warranties against product defects, wind blow offs, and other product issues.
Second is what we call designer shingles. This includes shingles like the GAF Grand Sequoia or the Malarkey Windsor, which are designed to provide even a higher end look, mimicking slate or shake roofs. They are thicker than a normal architectural shingle and provide longer life, often 30-40 years depending on sun exposure and weather factors. However, their price point from the manufacturer is also higher due to the additional materials used to produce them, and they can be in short supply depending on market demand.
All of these shingles noted above are available in many different color options to fit with the appearance of your home, from gray to brown to black.
Lastly are the warranties that are provided by these companies. As a GAF Master Elite roofer, Yavapai Roofing is able to offer their extended warranties, including System Plus, Silver Pledge, and Gold Pledge. System Plus gives you a 50 year material warranty against defects with the shingles and accessories. Silver Pledge adds on a 10 year workmanship warranty, and Gold Pledge adds on 25 years of workmanship warranty. With these extended warranties, we must use a certain amount of GAF products on the roof in order to meet their requirements. We are also certified with Malarkey to offer their Emerald Pro warranty, which is a lifetime material warranty against defects on their shingles and accessories.

The most important factor for waterproofing a tile roof is the underlayment, as tile itself is never completely watertight. Many companies will attempt to use a single layer of 30lb felt, which may give you a 10 year lifespan before you have to call someone out to remove all the tile, replace the underlayment, and re-install your tile.
Others may opt for a couple layers of 30lb felt, or a base layer of 30lb felt with a heavier top layer. This will increase your underlayment lifespan to around 15-20 years depending on what is actually used, but many companies try to save a few bucks here and cut the lifespan of your roof substantially.
Here at Yavapai Roofing, we prefer to use Westlake TileSeal self-adhered underlayment, which comes with a 30 year manufacturers warranty. It self-heals around the nails that are used to hold the batten strips on, has a highly walkable surface, and should last for decades on your roof before you might need to have the underlayment redone.
Flat and Low Slope Roofing

Types of Flat and Low Slope Roofing We Offer:
- TPO/PVC Roofing: A single-ply reflective roofing membrane known for its energy efficiency and heat-welded seams.

Single ply roofs like TPO and PVC refer to a type of roof that is one made from one sheet of material, TPO or PVC. Both of these come in rolls that are unrolled on your roof and heat welded together at the seams to provide a completely watertight liner on your roof.
The biggest factor for TPO or PVC roofs for longevity and durability is the thickness of the materials. It is available normally in 40mil, 50mil, 60mil, and 80mil thicknesses. Over time, the sunlight and UV rays will begin the eat through the material, so the thicker the material, the longer it will last. 60mil is what we’d call an industry standard, which should last 20 or more years if properly maintained (cleaned periodically, not subject to harsh chemicals, and not subject to excessive foot traffic).

Our preferred type of coating for longevity has fast become silicone. This is installed over your existing low slope roof at various rates, depending on what your desired warranty period and roof lifespan is, from 10 – 20 years. It holds up well with some water ponding, unlike other coatings like acrylic or other elastomerics. In addition, it can be used to coat almost any existing low slope roof that is in reasonable condition at a much lower cost than replacing the entire roof, while still extending the life of your roof by decades.
