ABOUT FLAT ROOFING SYSTEMS

Flat roofs are unique compared to roofs with steep slopes in that the quality of the install and materials must be extremely high to prevent leaks or premature wear of a roof. Around the Prescott area, flat roofs may not be as common as down south, but they are still found and product and install knowledge is paramount to ensure your roof is installed correctly with the ice and snow we have here compared to further south. SINGLE PLY MEMBRANE ROOFING AROUND PRESCOTT

For your house, a membrane roof may be a good option. A membrane roof is simply a synthetic single-ply material that is installed over your roof, and drained slightly to allow water to exit the roof via scuppers or roof drains. For residential use, this includes TPO, PVC, or sometimes EPDM.

Here in northern Arizona, membrane roofs are a good option compared to the spray foam roofs commonly found in southern areas of the state. They hold up better and longer with the ice and snow we have compared to foam, which must be top coated with acrylic or silicone.

As a GAF Master Contractor, we can extend up to 20 year warranties on your TPO or PVC roof when we use their materials. 

Membrane roofing is typically installed in a multi-part process – the roof deck must be cleaned, and then there is an option of adding insulation board to the roof deck to help with your houses energy efficiency. On top of that, taper board may be installed to help with roof drainage and force water into drains…the goal is to prevent standing water on your roof, and it only takes about a 1/4″ slope over every foot to accomplish that.

After that, a cover board is installed, which is something that protects the insulation and gives the membrane something to be fastened or adhered to.

Once the base layers are on, the membrane is rolled out over the roof and up your parapet walls. It comes in anywhere between 5′ to 12′ wide rolls, so multiple passes are typically needed. Then, the seams are heat welded if it’s TPO or PVC, or chemically glued if EPDM. 

This creates a completely watertight barrier on your roof that will hold up well against wind, rain, ice, and snow if done correctly.

Many commercial buildings today have membrane roofing around Arizona – property owners trust it to hold up over the long run and provide no maintenance headaches. The same applications can make your roof watertight and weatherproof here in the high desert.

MODIFIED BITUMEN ROOFING IN NORTHERN AZ
Modified bitumen roofing is another low slope option for your roof. This type of roofing is made of materials similar to asphalt shingles, but it comes in 3′ wide rolls instead. With the mixture of asphalt and granules, it holds up well with the sunlight as well as ice and snow we experience in this area of Arizona, from Prescott to Sedona to Flagstaff.
 
Modified bitumen is also used on commercial buildings, although with membrane roofs becoming more popular maybe not quite as much as in the past.
 
This type of roofing is installed in a multi-ply process, which is why it’s not considered to be a single-ply roof. For example, a base layer is adhered to your roof deck via heat or cold application methods. Then, another base layer can be added on top of that, or the final layer is added on that.
 
This is different from standard “roll roofing” in that the materials are more durable, thicker, and manufactured differently.
 
We typically prefer to install modified bitumen via the torch down method, where a torch is used to heat up the roll and melt the asphalt, and then the roll is pressed down onto the roof to create a long-term roofing solution. This method isn’t always possible – for example, when there are fire bans on around Prescott or the entire county we switch to other cold application techniques.
 
Overall, modified bitumen roofing is a great solution for most low slope roofs, lasting between 15-20 years around this area. It can be top coated with an aluminum or silicone coating to extend the life, or even immediately after install to reflect the sunlight from your house.
ROOF COATINGS IN YAVAPAI COUNTY
As hinted to above, roof coatings can be used to extend the life of an existing flat roof system you have. There are a few different types of primary roof coatings used here in Yavapai County – this includes aluminum, silicone, and acrylic to a lesser extent.
 
Aluminum coating is normally used over a modified bitumen roof to reflect the sunlight and prolong the life of that type of roof. It is rolled on in a couple applications and helps to facilitate drainage.
 
Silicone coatings are one of the premier coatings on the market today – once installed correctly, these create a completely watertight barrier on your roof that may last upwards of 20 years before decay from the sun takes place. It holds up extremely well with ice and snow, and standing water will not deteriorate it.
 
Acrylic coatings are used to some extent, although we prefer silicone. This is because acrylic coatings don’t hold up as well with standing water, meaning if your roof has any areas where water ponds, that acrylic will deteriorate and allow water in.
